What time is check in and check out?

Check in is 3 p.m. and check out is 11 a.m. I am flexible with these times if there is no guest occupying the villa before or after your stay.

Is there free Wi-Fi?

There is free, secure Wi-Fi inside the villa which you are renting.

What are your prices?

Prices vary based on market conditions at time of booking, as well as availability. What is important is that the price you are quoted is the price you pay. There are no surprises in your final bill. We are recognized as one of the least expensive villa rentals in the region, as our reviews tout. Contact us direct for a price quote.

Is there a deposit and how do I pay?

In most cases there is not a damage security deposit required. The villa is not reserved until it is paid for in advance. You may pay by PayPal or credit card.

Are there any other fees that I will be charged?

No. The prices we quote are all inclusive and you’ll never be charged extra or “hidden” fees that you may find with other Orlando vacation rentals.

Do we have to share the property with anyone else?

No. You are renting the entire property (townhouse or condo) for your exclusive use for your entire stay. You agree to provide the correct number of guests when you book and also agree that if a change occurs you will notify us immediately.

Do you provide linens and towels?

Yes. Linens for all beds are provided, and towels are provided in the bathrooms and kitchen. Upon departure, please take all sheets from beds that have been used and all towels and place them near the foot of the bed. Leave all pillows and blankets on the bed. While not required, we appreciate if you start the towels in the washing machine as you depart.

Are pets allowed?

We do not accommodate pets in our villas.

Is Smoking Allowed Indoors?

No smoking is permitted inside our villas.

What about cleaning the unit during our stay?

Guests agree to maintain the rental in a respectful and clean manner; the property will be clean upon your arrival and we appreciate a tidy unit upon departure such as trash and recycling taken out. All properties are self-catering. Upon your arrival there will be toilet paper in each bathroom and a roll of paper towels to get started. The expectations of cleanliness in our villas is posted in the kitchen.

Where do we take our trash?

Garbage from the unit needs to be placed in a trash bag and locked in the little plastic bench near the front door.

What if something needs repair during our stay?

If you have a maintenance problem, call, text or email us and we will deal with it. If the problem is caused by misuse by your party, we expect you to pay for the repair.

Terms & Conditions:

All payments to book a villa should be made in U.S. Dollars. Taxes & cleaning fees are included in the price unless other arrangements are agreed upon in advance. Check in is 3 p.m. and check out is 11 a.m., unless exceptions are arranged based on availability. No damage security deposit is collected, however guests should report damage, and replace property damaged by misuse. No pets are permitted; no smoking is permitted inside the villas. Occupancy is limited to two persons per bedroom, with the exception of an infant. Guests agree to comply with the rules of the Windsor Palms Resort, and the laws of Osceola County & the State of Florida.

Privacy Policy:

I do not intentionally share the email address, names, addresses, or phone numbers of potential customers who contact me on this website. I will delete your information from my databases if you ask me to. I may send follow up emails to you offering special prices or to advertise improvements to the villas, but will not do so if you tell me not to.

Refund Policy:

You may cancel 60 days before check in and receive 100% refund, less credit card or PayPal fees, if any. When you are within 60 days of check in, and cancel, I will make your dates available and refund you as much of your payment as I can recover from a replacement booking.
